What does a zoning certificate entail?
·Primary rights (what you are allowed to do on site). ·Secondary rights (what can be done via a consent use application). ·Height restriction. ·Coverage (occupation of the building on site as seen vertically from above). ·F.A.R. (floor area ratio). ·Building line restrictions.
What is SDP? Site Development Plan (A site plan indicating all the proposed uses such as landscape, buildings, parking, water and sewer restriction designs).
What is sectional title development? The unit is owned by more than one owner, each on a separate title deed, while the land (called common property) is owned by all the owners of the units.
Are second dwellings or granny flats freely permitted? All areas falling within the Endumeni Municipal area are permitted to erect second dwellings but a building plan must be submitted and approved prior to the erection of the structure. All areas firs t apply for approval of a consent application followed by building plans after which the structure maybe erected.
Do developments require any form of land use application process prior to commencement of the proposed activity and /or developments? All development proposals require a form of application which may take the form of consent, subdivision, rezoning, or township establishment or a combination of these applications depending on the nature of development. It is the developer's best interest to firstly consult this department prior to undertaking any applications so we may investigate to ascertain if the existing rights will be sufficient to accommodate their proposal and if not, we will be able to advise them on the appropriate application process to follow.
Purpose of supplying a surveyor general's diagram? A surveyor general's diagram is utilized to designate dimensions, areas, angles & servitudes of properties as registered in the Surveyor General's Office. This information is predominantly utilized by a draughtsman when compiling building plans and estate agents to supply potential buyers with information on the properties.
When do I apply for a building relaxation? Building lines are contained in the Town Planning Scheme, and indicates the furthest boundary of a building restriction area from a street or proposed street or any other boundary. A building relaxation is required when a developer or owner whishes to encroach this restriction area. In cases where a restrictive condition is indicated in the Title Deed, the said condition would have to be removed prior to council approving the relaxation.
